Both. Villa Espada is booked as either a 6-bedroom configuration or the full 8-bedroom estate — your choice — and sleeps up to 16 guests as a 6-bedroom or up to 22 guests as the full 8-bedroom estate.

Directly on Fairway 5 of the Punta Espada Golf Course in Cap Cana, Dominican Republic. It is the only private rental estate in Cap Cana with a direct fairway address.

Up to 22 guests in the full 8-bedroom estate, or up to 16 guests in the 6-bedroom configuration — with 9 full and 2 half baths and more than 15,000 square feet of space.

A private chef, butler, daily maid service, private airport transfer, two complimentary 6-person golf carts, the Punta Espada member-guest discounted golf rate (booked through the villa), and access to Las Iguanas.

Two swimming pools — a ground-level pool and a rooftop infinity pool — plus a 16-person hot tub. On-property recreation includes a private putting green; an outdoor games area with ping pong, a full-size pool table, cornhole, a giant chess board, giant Connect Four and lawn darts; an indoor game room for board and card games; a pool basketball hoop with kids' pool games; and two hammocks. Every bedroom and living space has a large smart TV, and the villa has a private in-house spa with two massage beds and both indoor and outdoor showers (in-house massage staff are available; treatments are booked through the villa and charged per hour).

The 6-bedroom configuration is $2,500 per night in low season, $4,000 in peak season, and $7,500 during holiday periods. The full 8-bedroom estate is from $3,000 low, $4,500 peak, and $8,500 holiday. The base nightly rate covers up to 16 guests; each additional guest from 17 to 22 adds $100 per person, per night. Food and beverage and golf are billed separately.

Low season (May–October): 4-night minimum. Peak season (November–April): 5-night minimum. Holiday periods (Christmas, New Year's, Semana Santa): 7-night minimum.

As a Villa Espada guest, you access Punta Espada Golf Club at the member-guest discounted rate — a reduced green fee available only to Villa Espada renters through the villa's private arrangement with the course, significantly below the standard visitor green fee. You also have access to Las Iguanas, Cap Cana's second Nicklaus course (front nine open now), just 2 minutes away by golf cart. Your butler arranges all tee times. Green fees are billed at checkout at member-guest discounted rates.

Ocean-view. Villa Espada is an ocean-view estate, not oceanfront — the elevated villa sits on Fairway 5 of Punta Espada, not on the beach, and looks down the fairway to the Caribbean Sea. You take in that ocean view from the main terrace, the rooftop infinity pool, and the open-air dining area.

The nightly rate includes the villa, full staff (private chef, butler, and daily maid service), private airport transfers, and two complimentary 6-person golf carts. Billed separately are food and beverage — provided at cost plus a 15% service charge, with no restaurant markup, roughly $50 to $75 per person, per day — and golf green fees, charged at the Punta Espada member-guest discounted rate at checkout. There is no 18% Dominican government tax on the villa rental. Staff gratuities are not included in the rate and are left to your discretion.

Punta Cana International Airport (PUJ) is approximately 20 minutes by private vehicle. Your private driver will meet you in the arrivals hall with a sign. The transfer is included in your villa rate for all guests.
